We pride ourselves on staying at the forefront of technology, and as the first team in the area to own a 3D camera, we deliver! If you’ve seen Google Streetview, we’re using similar technology that allows buyers to tour properties online and immerse themselves into your home like never before. This is increasingly important with thousands of buyers relocating to Wright-Patt AFB every year. As technology advances, we’ve actually seen an increase in buyers purchasing homes prior to ever seeing them in person (if at all).

These three websites are the biggest and most important in our industry, so we spend thousands of dollars every month to make sure that your home is featured, showcased, enhanced (all use different terms) in front 250+ Million buyers every month. We’re not trying to sell every home on the MLS, you’re hiring us to sell YOUR home. We create a custom web page specifically for YOUR home and drive traffic directly to it. With over 2 billion people (and count- ing) on Facebook, Facebook Ad Campaigns are a large portion of marketing. Because of the daily level of engagement, and search habits that Facebook tracks, we’re able to market your home specifically to consumers that are most likely to purchase a home like yours. Here are the results of a recent “Coming Soon” ad we ran for one of our listings (it sold 1st day on the market!):

Certified Appraisal

We now hire a certified appraiser on ALL of our listings! We’re experts in marketing, technology, negotiations, and real estate, but the market is moving so quickly, we’d rather leave it to a certified appraiser (pricing expert) to make sure you’re getting the maximum price for your home in the shortest amount of time. Mispricing your home by only $5,000 can result in a nearly $20,000 swing/mistake. Having a copy of the appraisal also gives your significant leverage when it comes to negotiations.

Staging Consultation

Offline marketing is very similar to online, where we have precious moments (one study suggests only 9 seconds) to make an impression on potential home buyers that walk through your home. During our initial meeting, we will give our honest opinion (sometimes brutally honest) and a list of what needs to be done to sell your home for maximum value. Everyone’s taste is different, but we want to appeal to the broadest pool of buyers possible, so the way that we show your home may need to be different from how you live in your home.
